美国CDC和加州政府最近再次延长了禁止因新冠欠租而驱赶租客的临时禁令 (Eviction Moratorium)。
很多听众，都在南加州的洛杉矶 (Los Angeles County)、橙县(Orange County)、圣伯纳迪诺县(San Bernardino County)、和河滨县(Riverside County)。不管你是出租房房东还是访客，想必都很关心。房东 (Landlords)有自己的财务压力，房屋维护的费用。而很多租客(Renters / tenants)也确实遇到了COVID-19引起的财务问题。
那么怎么办呢？其实美国联邦政府和各个州，乃至各个城市，都很可能有相应的房租和水电费救助计划 (Rent and Utility Assistance Program)，大家可以看看是否符合相关要求！
今天以南加州的圣伯纳迪诺市 (City of San Bernardino) 的相关计划为例，跟大家做个简单介绍。

我们5月底做过一期相关节目，洛杉矶一些Retail property owners零售地产业主，受疫情影响，如果觉得地产估值 (assessment)受到影响，可以申请做”Decline in Value”的review。今天7月1日，洛杉矶地产估值办公室 (Los Angeles County Office of the Assessor) 发布新闻，业主可以在规定日期内提交申请。
另外，加州州长于本周一再度延长了因受疫情影响而付不出租金的租客的禁止房东驱赶的禁令 (Eviction Moratorium) 。如果您是受到影响的房东 (Landlords) 和房客 (Tenants)，请您务必了解，联邦，州，市等各个层面的相关法律和规定！

洛杉矶市的房东（Landlords）和租客（Tenants）注意了！洛杉矶市政府本周一宣布推出疫情租金援助计划（Los Angeles Emergency Rental Assistance Program）！3月30日起可开始申请，暂定截止日期为4月30日（请以洛杉矶市政府官网为准）。
加州政府也有类似疫情租金援助计划，叫做CA COVID-19 RENT RELIF，您也可以去其官网了解详情！
值得注意的是，这个Program并不会免除100%的拖欠租金。房东和租客需要思考清楚，咨询会计师和律师，看看这个program是否适合自己的实际情况。请自行做出判断！
